Real estate agents hope to help their customers and/ or
clients. find a home, which they are looking for. In order to so, however,
doesn't it make sense, the agent must, first, clearly identify, what they seek
and want, their needs, concerns and priorities, and financial abilities and
requirements? One of those components, must, include, identifying and
understanding, what your particular buyer, is looking for, and seeking in their
new HOUSE. This article will examine, using the mnemonic approach, what this
might mean, to a particular home buyer.
1. Home: Not everything about buying a house is technical,
and/ or logical! The emotional connection, often, is, at least, as relevant, to
the buying process and considerations! One of the essential concepts, which
often is significant, is whether one can perceive himself, living in a
particular place, and making this house, into his home! Remember the adage, A
house is not a home, and you will remember one of the most relevant
ingredients, in finding the home a buyer wants to buy!
2. Options: While many options can be added to a particular
property, many potential buyers, lack the vision and insight, to envision, what
is possible, rather than merely seeing what is! Therefore, certain options,
often attract a particular buyer, and, that is why, when houses are staged,
they often sell much more quickly! Some of these options may be major and/ or
significant, while others, while being somewhat minor, often influence decisions.
Factors such as stainless steel appliances, colors, open spaces, etc, often
have a major influence!
3. Useful; usable; unique: There are so many different
factors, but, quite often, major considerations, include: whether things/
characteristics are useful; whether they are usable and perceived as valuable;
and if they are somewhat unique (offers something that the competition does
not)!
4. Systems; service/ condition: What are the pros and cons
offered, by the various systems, included, within a particular property. This
includes both interior and exterior, and may include: in - ground sprinklers;
roof; central vacuum system; heating and/ or air conditioning, etc. What is the
quality and condition of these entities?
5. Endurance; entertainment: Buyers often consider how well
- maintained a property might be, both from the standpoint of how it's been
maintained, but also, whether they perceive, the materials and quality, are
enduring. Can the potential buyer, perceive himself, as enjoying the home, and
entertaining friends, etc, at his new home?
Every buyer has some unique checklist of what he desires, in
his home! Consider the mnemonics of a HOUSE, and it might help, an agent, focus
on the individual's needs, etc, with genuine empathy.
